AUSTIN — The Downtown Austin Alliance has released its 2026 State of Downtown Report, detailing a massive wave of public and private infrastructure growth sweeping through the state capital.
Presented at the annual Future of Downtown event at the historic Paramount Theatre on May 13, the report reveals that downtown Austin now accommodates 13,976 residents and 131,775 employees, with average daily traffic topping 160,000 visitors.
The analysis notes that the downtown area is transitioning into a crucial period of major project delivery. Billions of dollars in active, coordinated infrastructure investments are currently underway or breaking ground, highlighted by the Interstate 35 reconstruction project, Austin Light Rail network design, the Austin Convention Center redevelopment, the Congress Avenue Urban Design Initiative, and the Waterloo Greenway Confluence.
While the general commercial development pipeline has temporarily contracted to allow the market to absorb recent deliveries, there are still six major projects totaling 2.94 million sq. ft. actively under construction, alongside nearly 700 hotel rooms. Foot traffic has returned to 93 percent of pre-pandemic levels, driving consumer spending to $2.5 billion in 2025. Office vacancy rates sit just above 20 percent but are showing early signs of rebounding.
“The time is now,” said Davon Barbour, president and CEO of the Downtown Austin Alliance. “Downtown Austin isn’t managing decline — it’s managing growth. Fueled by catalytic public infrastructure investments, we are entering one of the most transformative periods in downtown’s history.”
