AUSTIN — The statewide median home price held flat at $340,000 during the second quarter of 2026, while total home sales increased 4.5% year-over-year, according to the Texas Quarterly Housing Report released by Texas REALTORS.
Data compiled in partnership with the Texas Real Estate Research Center at Texas A&M University recorded 99,688 closed residential transactions during the three-month period.
| Market segment | Performance summary |
| Statewide median price | Unchanged at $340,000 |
| Closed sales volume | 99,688 transactions (+4.5% YoY) |
| Major metros (Austin, Dallas, Houston, San Antonio) | Minor price declines of less than 1.5% |
| Top performing local markets | Texarkana (+16.6% price growth), Abilene (+13.6% price growth) |
| Statewide inventory | Balanced at a 5.4-month supply |
“A flat statewide median price highlights a stabilizing market,” said Jennifer Wauhob, chairman of Texas REALTORS. “While major metro areas experienced modest price adjustments, smaller regional markets saw sustained appreciation, reflecting localized supply-and-demand dynamics across the state”.
